Kafkaesque nightmare - Danny Said: Olde Lorenzen, a spokesman for Save Little Bay, said Meriton's development plans were "monstrous and soulless"


Mr Lorenzen said there was a sentiment in the community that "Harry always gets his way" and "always wins at state level" - a viewed shared by Michael Daley, the Labor member for Maroubra and former opposition leader. "Many citizens have said 'What Harry wants, Harry gets' under this Liberal government," Mr Daley said, pointing to Meriton's Pagewood Green development, next to Westfield Eastgardens, which he said was "just over-the-top". Mr Daley said Meriton's Little Bay proposal was an "outrage" and "just warped". "Council I'm sure will knock it back and they'll just run around behind the council and do a spot rezoning with the state government," he said. "That should not be allowed to happen."

Harry Triguboff is a small man with a big fortune. The white-haired 84-year old, Australia's richest person, walks into the loud lunchtime restaurant alone, quietly, not demanding attention.

"Nothing," he responds. "They are desperate to have something."In 2015 Meriton lost a tender to Greenland on a site in Macquarie Park in Sydney's northern suburbs. Meriton was excluded from the tender for the Lachlan's Line development after state land agency UrbanGrowth discovered Meriton had hired an official from the agency thought to have knowledge of the tender process.Meriton sued UrbanGrowth over its exclusion in a case resolved by consent last year. A subsequent case in which Meriton sought access to tender documents has since been finalised, Meriton says.Did Meriton make a mistake over the Lachlan's Line development tender? I ask.

Triguboff utters a few harsh words about UrbanGrowth and what he alleges was an unfair contract.

"The next step would be to say that they are crooks. To say they are crooks – I can't say [that] because I haven't got the documents."

It's a delicate note to end on. As he prepares to leave for an appointment with his chiropractor, Triguboff smiles and pats my arm.

"OK my friend. I told you many things. Be careful what you write, so I don't sue you."

To finish on safer territory, I ask for a quick forecast on housing prices. I think we're both relieved to get back to that.

"They might go down a bit," he says. "Brisbane is already f***ked, so there's nothing to worry about. It's finished, gone. Terrible. Builders going broke and all that. I don't know enough about Melbourne. Sydney is the strongest of the three."

Triguboff doesn't think the federal government – whose actions he says have stunted price growth – will allow things to fall by much, however.
